Taxes

Flat 20% income tax after allowances. The 2026 personal allowance is GBP 15,200, tapered by GBP 1 for every GBP 5 above GBP 85,000. Employee (Class 1) social security is 7.5% up to an upper earnings limit of GBP 196,560/year and is not deductible. Tax caps apply only to very high incomes.

Residency and visas

Guernsey is not an EU/EEA member and sits within the British Common Travel Area. Residence runs via employment permits (STEP/LTEP) or via Open Market housing. The path to a Permanent Resident Certificate takes about fourteen years; British naturalisation is possible after roughly six years.

Property ownership

Foreigners can buy Open Market properties, which are freely occupiable, but supply is small and expensive. The much larger Local Market is restricted to those with local qualifications.

Cost of living and quality of life

Safe, prosperous island with a mild climate, low violent crime and excellent internet. Healthcare is not free; residents pay for GP visits and treatment themselves.

Passport and mobility

Guernsey lies in the English Channel and is reached by ferry (Poole, Portsmouth, Saint-Malo, Jersey) and flights from its own airport. Bad weather can disrupt connections.

Why people move to Guernsey

  • Low flat tax and tax caps

Guernsey levies a flat 20% income tax with tax caps of GBP 160,000 (non-Guernsey income) and GBP 320,000 (worldwide income). There is no capital gains tax, no inheritance tax and no VAT, making it attractive for high-net-worth individuals.

  • Stable, English-speaking finance centre close to Europe

As a British Crown Dependency, Guernsey offers political and legal stability, a strong private banking sector, excellent full-fibre internet and English as the working language, within short travel distance of the UK and mainland Europe.

Honest trade-offs
