Foreigners may own residential property but require an Alien Land Holding License with an additional levy (up to about 10%). Transfer tax for non-residents is higher than for residents.
Cost of living and quality of life
Tropical Caribbean island with high safety (Numbeo Safety Index 76), English as the working language and a relaxed lifestyle. Downsides are high cost of living, limited healthcare and hurricane risk.
Passport and mobility
The Grenada passport ranks 27th in the Henley Passport Index 2026 with visa-free access to 147 destinations, including the UK, Schengen and China. Grenada is the only CBI country with access to the US E-2 investor visa.
Why people move to Grenada
No capital gains, wealth or inheritance tax
Grenada levies no capital gains tax, no wealth tax and no inheritance tax, and taxes individuals only on Grenada-source income (territorial). Foreign income and capital gains remain untaxed.
Strong passport via citizenship-by-investment
Investment can secure a passport in roughly 3 to 6 months giving visa-free access to 147 destinations (Henley 2026), including the UK, the EU Schengen area and China, plus access to the US E-2 visa.
Honest trade-offs
