Taxes

Tax is assessed through UVT brackets (1 UVT = COP 52,374 in 2026). Deductible social security (8 to 9 percent) and the 25 percent renta exenta reduce the base; combined deductions and exemptions are capped at 1,340 UVT or 40 percent of net income. Capital gains (ganancia ocasional) are taxed at 15 percent.

Residency and visas

Foreigners start with an M visa (1 to 3 years) and then move to an R visa (5 years, indefinitely renewable). Popular routes include the pensioner visa (M-9, 3 minimum wages of income), the freelancer visa (M-11) and the real-estate investor visa (M-10, about 350 minimum wages).

Property ownership

Foreigners may freely own residential property in their own name with the same rights as Colombians, and a property purchase can also qualify for the M-10 investor visa.
